Here are some common questions we receive. If you can't find your answer, feel free to contact us directly!
What is included in the rent?
Our all-inclusive rent covers electricity, heating, water and high-speed internet – no extra utility bills.
Are the rooms furnished?
Yes. All private rooms are fully furnished with a bed, desk, chair and wardrobe. Each apartment also includes a fully equipped shared kitchen.
What is the minimum rental period?
The minimum rental period is 6 months. Longer-term stays are, of course, possible.
When do I have to sign the contract?
After receiving the rental agreement, you have 14 days to sign and return it to us. If we do not receive the signed contract within this period, the room may be offered to the next interested applicant.
How much is the deposit?
The deposit amounts to two month’s rent. It is paid via bank transfer during the contract-signing process.
When will I get my deposit back?
Your deposit will be transferred back to your bank account within approximately 14 days after the end of the rental agreement, once we have received proof of deregistration of your primary or secondary residence. Please email us the confirmation together with your bank details.
Are there any other costs involved?
You only pay the agreed rent and deposit. No commission, no agency fees and no hidden costs.
Can I schedule a viewing?
Viewings are possible in some cases, depending on current availability. As most apartments are currently rented, on-site viewings are limited, but we’ll be happy to let you know if a viewing can be arranged.
How do I receive my keys when moving in?
Please let us know your exact move-in date in advance. We will then arrange an appointment with you for the key handover.
How do I pay the rent and the deposit?
The deposit is paid via bank transfer during the contract-signing process. Once we receive the deposit, we will countersign the contract and send you the fully executed copy. The monthly rent is paid by bank transfer and must reach our account by the 5th of each month.
Primary or secondary residence? (Haupt- oder Nebenwohnsitz)
When you move in, you will receive a form from us to register your residence (primary or secondary). In Austria, a household levy applies only if you register a primary residence. The fee is €15.30 per month and is not included in the rent. A few weeks after registering your primary residence, you will automatically receive the invoice by post from the authorities. If you register a secondary residence, no household levy applies.
Who is responsible for cleaning and maintenance?
Cleaning: Tenants are responsible for keeping the apartment clean during their stay. Maintenance: If any issues or repairs are needed, please inform us as soon as possible so we can take care of it. Minor matters: Small everyday issues such as replacing light bulbs or forgotten keys are the tenant’s responsibility.
How are roommates selected?
We review all applications with the aim of creating a friendly and well-balanced shared living environment.
Can I make a non-binding reservation while I’m still deciding?
No, we do not offer non-binding reservations. Due to high demand, rooms are allocated on a first-come, first-served basis once an application is submitted. We therefore recommend applying only when you are sure that you would like to move in.
Are pets allowed?
Pets are not allowed, in order to ensure a comfortable living environment for all residents.
